Hut 8 Signs $9.8 Billion Texas Data Center Lease, Doubling Tenant Power to 704 MW
Hut 8 signed a second 15-year lease for a 352 MW block at its Beacon Point data center campus in Texas, doubling the investment-grade tenant’s contracted capacity to 704 MW. The transaction adds $9.8 billion in base-term contract value, bringing the total campus contract value to $19.6 billion.
The deal fully commercializes the 1 GW facility, adding $1.31 billion in expected average annual net operating income, with renewal options carrying potential value to $50.2 billion. Across its broader portfolio, Hut 8 now holds $26.6 billion in contracted AI data center capacity totaling 949 MW, with all power leased or backstopped by investment-grade counterparties.
